Operations & Maintenance Management System (OMS) for Saudi Organizations
Steady OMS is an integrated operations, maintenance, facilities and asset management solution for Saudi organizations. It combines CMMS and CAFM capabilities to manage assets, work orders, preventive maintenance, spare parts, contracts and spaces, and tracks more than 75 maintenance KPIs on live dashboards.

What is Steady OMS?
Steady OMS is an integrated operations, maintenance, facilities and asset management solution for Saudi organizations. Maintenance, facility and operations teams use it to register assets, receive work requests, dispatch and close work orders, run preventive maintenance, control spare parts and purchasing, manage contracts and service providers, and see their facilities on interactive maps. More than 75 KPIs sit on dashboards that each user configures, on the web and in the Steady OMS mobile app, in Arabic and English.
Who uses Steady OMS?
- Facility management and O&M service companies running many sites, contracts and subcontractors.
- Hospitals and healthcare facilities maintaining medical equipment and clinical engineering assets.
- Industrial plants and operations that need higher equipment uptime.
- Commercial organizations with many facilities, buildings or equipment.
What problems does it solve?
- Unplanned breakdowns and long downtime.
- Preventive maintenance that is scheduled but not completed.
- Unclear maintenance, repair and spare-parts costs per asset, site or contract.
- Slow response to faults and no record of who did what.
- Limited accountability for technicians, service providers and subcontractors.
Steady OMS capabilities
Asset management
Every asset keeps an active record through its useful life: planning and acquisition, incoming inspection, installation and commissioning, user training, performance monitoring, maintenance and replacement. Records hold location, cost history and warranties, and assets can carry system-generated barcodes or QR codes. Assets sit in a location hierarchy of sites, buildings, floors, departments and rooms.
Preventive maintenance
PM jobs are generated automatically at daily, weekly, monthly, two-monthly, quarterly, four-monthly, semi-annual and annual frequencies, with standard PM checklists. Delayed jobs can be rescheduled, reminders go out before inspections fall due, and the PM performance meter shows what was completed on time. Read preventive vs corrective maintenance.
Corrective maintenance and work order management
A service request is created, approved and turned into a work order. The work order is assigned and scheduled, sent to the right technician by the system, documented and closed, and its history feeds performance reports. Work orders carry priority classes and tolerance periods, so downtime is measured against the accepted limit, and managers are alerted automatically about high-risk equipment and urgent requests. Read work requests vs work orders.
Facility management and CAFM
For facility teams, Steady OMS works as a computer-aided facility management (CAFM) environment: one location structure from site to room, work requests across many buildings, services linked to the spaces they serve, service-provider evaluation, and site dashboards that compare performance across locations.
Contract and service-provider management
Steady OMS manages buy and sell sub-contracts, classifies high-priority equipment, compares contract cost with its budget and schedules PM jobs for equipment during the contract period. Service providers and subcontractors are evaluated on criteria such as availability, response time and on-site support. The Operation module tracks operating-contract budgets, consumed and remaining, by region, city, site and contractor. For Ministry of Health contracts it generates the monthly abstract forms 1 to 19 in Arabic and tracks each abstract from submission to payment.
Procurement and spare parts
Stock control covers multiple stores and warehouses, re-order levels and serial or batch tracking, and links parts issue vouchers to corrective work orders and PM jobs. Purchase requisitions are raised from work orders, PM plans or service requests. Supplier quotations are compared, purchase orders follow approval workflows with an audit trail, and receipts are recorded against the work order, so costs land on the right asset, location or cost center.
Space management
Interactive maps take you from a site to its buildings, floors, departments and rooms. Each area shows its work orders, assets and occupancy; hovering shows the details, and the work-orders report for any area can be printed, exported or saved as PDF. Spaces can be assigned to departments or cost centers, so maintenance and service costs are allocated by space.
Dashboards and maintenance KPIs
Each user’s home dashboard is built from widget cards: choose the widgets, set their width and save, and every widget keeps its own filters and dates. More than 75 KPIs are available, including maximum, minimum and average downtime, PM performance, MTBF, manpower load, maintenance cost versus equipment cost, contract budgets, supplier performance and end-user satisfaction. Read MTBF and MTTR explained.
Mobile maintenance
The Steady OMS app for iOS and Android lets technicians scan an asset’s QR code or barcode to open its data or raise a work order, add photos and comments, log time with a built-in timer, use voice input and keep working in offline mode.
One platform
Steady OMS, Steady ERP and Steady HIS share one platform, so finance, HR or hospital modules can be added later without a second system. Talk to our team about your integration requirements before implementation.
CMMS, CAFM, EAM and OMS
These terms overlap. A CMMS focuses on maintenance execution: work orders, preventive maintenance, spare parts and maintenance history. CAFM adds the facility side: spaces, buildings, services and occupancy. EAM takes a lifecycle view of physical assets. An OMS combines maintenance management with the operational side: contracts and subcontractors, service-provider and staff evaluation, and operational KPIs across sites. Steady OMS covers the CMMS core and the CAFM functions above in one system. For a broader introduction, read what an OMS system is or OMS vs CMMS.
Steady OMS plans
Steady OMS is available in three plans. OMS Plus covers the index file, asset management, work orders and repairs, preventive maintenance and stock control. OMS Prof adds purchasing and sub-contracts. OMS Exp adds the operation module, quality assurance and KPIs, live dashboards, cost control, equipment tracking, employee, service-provider and end-user evaluation, project management, space management and more. Compare the plans below.

Steady OMS: frequently asked questions
An operations and maintenance management system (OMS) is software that records an organization’s assets and manages the work needed to keep them running: work requests, work orders, preventive maintenance, spare parts, contracts and performance KPIs.
A CMMS focuses on maintenance jobs, assets and spare parts. An OMS includes those functions and adds wider operations management, such as contracts and budgets, projects, service-provider evaluation and multi-site benchmarking. Steady OMS combines both.
Industrial plants, hospitals and health organizations, facility management companies and commercial organizations use OMS software to manage equipment, buildings and maintenance teams.
It makes preventive maintenance visible and trackable, prioritizes urgent faults, keeps spare parts available and shows which assets fail most often. Steady Solutions reports operational downtime reductions of up to 40% with its systems; results vary by site.
Yes. The Steady OMS app is available on the App Store and Google Play and supports service requests, work orders, notifications, offline mode and speech-to-text input.
Yes. Steady OMS provides a location hierarchy from site to room, work requests across many buildings, interactive space maps showing work orders, assets and occupancy per area, and service-provider evaluation. Space management is included in the OMS Exp plan.
Yes. It manages buy and sell sub-contracts, compares contract cost with budget, schedules PM for equipment under contract and evaluates service providers. For Ministry of Health operating contracts, it generates the monthly abstract forms 1 to 19 in Arabic.
